So, I\u00a0took the average difference between 30-year loans and 15-year loans\u00a0in a\u00a012-month\u00a0period\u00a0(November 21, 2024,\u00a0to November 20, 2025\u20140.82 percentage points) and subtracted that number from\u00a0Fannie Mae\u2019s\u00a030-year prediction to estimate\u00a0the\u00a015-year prediction\u00a0(6% &#8211; 0.82 = 5.2%).\u00a0<\/sup><\/p>\n<p paraeid=\"{96569ee9-a3b5-4cd8-af1f-9a51e1c6615a}{19}\" paraid=\"723314494\">Keep in mind, many\u00a0factors influence\u00a0how lenders set rates\u2014including economic\u00a0hoopla\u00a0(like\u00a0changes to\u00a0the\u00a0federal funds rate,\u00a0the\u00a010-year\u00a0treasury yield,\u00a0and job reports).\u00a0So\u00a0don\u2019t\u00a0bank\u00a0on\u00a0predictions that change with the wind.\u00a0Date the rate, marry the house. If you wait forever for the \u201cperfect\u201d rate, you might miss the right home\u2014and a lower price. When fewer houses are available, buyers are willing to pay more, and sellers have more leverage to up their asking price. Simply put\u2014low inventory leads to higher home prices.\u00a0It\u2019s\u00a0a big\u00a0reason why\u00a0buying a home has gotten so expensive.\u00a0<\/p>\n<p paraeid=\"{7bc23384-8c85-4fb6-a603-2c1890d45635}{136}\" paraid=\"1325867105\">When it comes to housing inventory for\u00a02026, things are currently looking up!\u00a0October\u00a02025 marked the\u00a024th\u00a0straight month of year-over-year inventory growth.
